Here are answers to some of the most common things we get asked.
What is the work schedule of the contractor?
Monday through Friday, 8:00am to 5:00pm. Off Saturday, Sunday, and all Federal Holidays.
What is a stack?
The last two numbers of your unit number is your stack number. Example: The last two
numbers of unit 3508 are 08, therefore you are in the 08 stack on the 35th floor.
What is the purpose of the pre-construction walkthrough/survey?
This is a mandatory 30-minute meeting between the contractor, the owner or the authorized representative, and the project manager. At this meeting we will be reviewing the work zones, covering details of the construction, collecting resident information (as needed), collecting keys,
installing lockboxes on doorknobs, and documenting unit conditions with cameras and/or video.
I am off island and cannot attend the meetings, may I have my tenant attend for me?
The owner or their authorized agent could attend instead. Authorization MUST be in writing, be endorsed, received, and approved by the project management company.
Regarding the unit schedule, I am not available and would like to reschedule.
Rescheduling is not possible, either the owner or an authorized agent must attend all
scheduled meetings and allow access to the unit during construction. The inability to do so, will result in delay charges billed to the unit Owner.
How will the contractor get access to my unit?
There are two options: (1) Give the contractor a key to your unit. The key will be placed
inside the contractor’s supplied lockbox installed on the doorknob. The combination will not be shared with the Owner/resident. (2) Be home daily from 8:00am to 5:00pm or have your authorized agent be there 8:00am to 5:00pm. If a locksmith is required to enter the unit, there will be a $500 fine for each occurrence and charged back to the unit.
When will the water be shut down in the building?
The water will be shut down daily Monday through Friday from 8:00am to 5:00pm. The water
shut down will affect ALL units in the stacks where work is taking place.
How will water shutdowns affect us during the day?
Your bathroom will not be available during the scheduled working days between 8:00am to 5:00pm. In addition, the kitchen sink will not be available during the scheduled working days between 8:00am to 5:00pm. At the end of each work day, you will have at least ONE sink (bathroom or kitchen), ONE toilet, and ONE tub operational.
What is the purpose of the substantial completion walkthrough?
This is a mandatory 20-min. meeting with the owner or owners authorized representative to walk you through the completed unit, explain what has been done, and to determine if there are any punch list items that need additional attention.
My unit and bathroom have been remodeled; how will this affect the work I have done?
All Finishes will be restored to standard Original Building Condition. Please refer to the Original Building Condition Policy.
What if my tenant or myself do not allow access to my unit?
Since this is a multi-story building, pipes run continuously through all units. Any denied access creates delay, not only in this unit but in the overall work schedule as well. Delays will result in additional costs charged to the unit Owner. If a locksmith is required to open the unit, there will be a $500.00 charge to the unit for each occurrence. What do I do with my pet during the day?
You must secure your pet in an area that will not impede the access to and from the work zone or in the construction zone itself. Please note, the Contractor is not responsible in any way, shape, or form for securing pets, injuries to, or lost pets.
What impact will the project have on my day-to-day living within the unit?
The main impact is the inability to use your bathroom/kitchen/laundry during construction. Also extended periods with multiple water service interruptions. You also will experience loud noise related to concrete chipping, drilling, and operating of different construction equipment. Water service will be restored at the end of each workday. At the end of each work day, you will have at least ONE sink (bathroom or kitchen), ONE toilet, and ONE tub operational.
